What to Expect When Working With Joseph
Setting proper expectations and doing what you say you will do are key components of establishing trust. Trust is one of the three core values that I adhere to. In order to gain your trust I offer the following service levels you can expect when working with me.
For Buyers, I will:
- Identify your needs, time frame and ideal home in the initial appointment.
- Educate you about the current market conditions.
- Provide you with a list of reputable mortgage professionals.
- Deliver an Alain Pinel Company Buyer’s Package to you.
- Conduct a daily search for appropriate properties.
- Schedule immediate showings of selected properties.
- Discuss the amenities and advantages of the various neighborhoods.
- Counsel you about constitutes a winning offer.
- Negotiate strongly on your behalf.
- Provide a selection of qualified and licensed inspectors from my resource list.
- Provide Ulities Phone List and Change of Address Forms (USPS.com) prior to close of escrow.
- Assign an escrow coordinator to work specifically on your paperwork to complete the escrow.
- Be present at the escrow signing appointment at the title company.
- Provide a complete file at close of escrow on a CD.
- Offer continued service beyond the close of escrow.
For Sellers, I Will:
- Meet with you for the initial tour to be able to prepare a Comparable Market Analysis.
- Identify your needs and time frame in the initial walk through appointment.
- In the second appointment I will educate you about the current markets conditions and deliver a professional Comparable Market Analysis.
- Prepare and sign listing documents, explaining the importance of disclosure.
- Help you prepare your home for sale with recommendations for repairs or updates and possible consultation with a staging professional.
- Recommend which “pre-sale” inspections are appropriate for your property.
- Implement and personally execute a comprehensive Marketing Plan, tailed to your specific property.
- Communicate with you several times each week and deliver a weekly report of activity on your property from listing to close of escrow.
- Negotiate strongly on your behalf for the best possible offer.
- Provide Utilities Phone List and Change of Address forms (USPS.com) prior to close of escrow.
- Assign an escrow coordinator to work specifically on your paperwork to complete the escrow.
- Be present at the escrow signing appointment at the title company.
- Provide a complete file at close of escrow on a CD.
- Offer continued service beyond the close of escrow.
